In 2012, applications for Development Review, Conditional Use Permit, Variance, and General Plan Amendment were submitted to construct a six-story Hilton Garden Inn located in Downtown Burbank at 401 S. San Fernando Boulevard. The hotel is approximately 103,404 square feet in total floor area, which includes 210 hotel rooms, and two subterranean levels of parking with a total of 168 spaces. The property is approximately 41,628 square-feet (0.955 acres) in size, and is in the Downtown area within the BCCM (Burbank Center Commercial Manufacturing) land use district.
The project site is within easy walking distance of numerous dining and entertainment options in the Downtown, and just a few blocks from the new IKEA store at 805 S. San Fernando Boulevard. A new Marriott Springhill Suites also opened in 2016, located just one block to the south at 549 S. San Fernando Boulevard.
On April 8, 2013, the Planning Board held a public hearing and approved the Hilton Garden Inn project. The project was subsequently appealed to the City Council. On May 21, 2013, the City Council held a public hearing to consider the project, voted to uphold the Planning Board's decision, and approved the project.
