On December 12, 2016, the Planning Board approved a Development Review and Conditional Use Permit for a new project consisting of a 13-story building with 40 apartments, approximately 3,000 square feet of commercial/retail space on the ground floor, and two levels of subterranean parking with 218 spaces (104 for the project and 114 spaces for the adjacent medical office building at 3808 Riverside Drive). Vehicle access will be on Screenland Drive and off the alley. The site is located at 115 North Screenland Drive and is a total of approximately 31,083 square-feet (0.7 acre) of land. The site is in the Media District in the Media District Commercial (MDC-2) zone, and surrounded by commercial zoning including the MDC-2, MDC-3, and Planned Development zones.

The project was discussed and reviewed at the following public meetings:
- Planning Board Public Hearing on December 12, 2016 - Meeting agenda, staff report, and a video of the meeting is available online.
- A Community Meeting was held on November 7, 2016 in Room 102 of the Administrative Services Building at 301 E. Olive Avenue in Burbank.
The City of Burbank, as Lead Agency, prepared an Initial Study/Mitigated Negative Declaration for the project in accordance with the California Environmental Quality Act. A copy of the document is available at the Planning Division office at 150 N. Third Street in Burbank.
