A Development Review, Conditional Use Permit, and Lot Line Adjustment application for a proposed new four-story, mixed-use building consisting of 42 residential dwelling units, 3,500 square feet of ground floor retail space, 8,200 square feet of ground floor office space, and subterranean parking on an approximately 30,947 square-foot site located at 624-628 S. San Fernando Boulevard. The proposed project includes a request for a State Density Bonus to allow for additional dwelling units in exchange for providing a percentage of the units at below market-rate rents pursuant to State law (7 units are proposed to be deed-restricted affordable units). Two existing single-story office/commercial buildings and surface parking would be removed as part of the project.
