Special zoning for the Magnolia Park area was adopted in 1998 in an effort to revitalize the area by promoting a pedestrian oriented atmosphere.
Along with the special zoning, the following policy statement was added to the General Plan:
Magnolia Park is a low-density residential community which is served by businesses located primarily along Magnolia Boulevard and Hollywood Way and along some of the other arterials which traverse the area. The vitality of the commercial area greatly depends upon the patronage of the surrounding residents, who both walk and drive to businesses. This patronage should be further encouraged by the creation of a series of distinct clusters of pedestrian oriented retail areas and office/professional services nodes, supported by sufficient, conveniently located parking facilities, with the goal of establishing a multiple-destination shopping district.
