Community Meeting: 132 W. Providencia Ave.


Join the Community Development Department for a community meeting to discuss the Proposed Automobile Dealer Support Facility with auto service, detailing, vehicle sales and purchasing, and incidental vehicle storage at 132 W. Providencia Avenue. The Project Site is intended to support the nearby Carmax facility, located approximately 0.5 miles away at 1000 S. Flower Street, with the following services: 

  • Auto service including routine maintenance, tires, diagnostic and milage services, etc. and minor non-mechanical reconditioning, including paint-less dent repair, scratch removal, windshield chip repair, wiper blade replacements, upholstery repair. All work will be conducted inside completely enclosed buildings. No major mechanical services, such as transmission replacement, engine replacement, frame or major body work, and/or painting will be conducted onsite. 
  • Detailing, including extensive cleaning/vacuuming of the interior and light cosmetic exterior work including waxing/polishing. 
  • Vehicle Sales, limited to the pick-up of vehicles sold to customers at the Flower Street Facility, any other Carmax Facility, or online. 
  • Vehicle Purchasing, limited to the drop-off of vehicles purchased from customers at the Flower Street Facility, any other Carmax Facility, or online. 
  • Incidental Vehicle Storage, limited to the ancillary short-term storage of vehicles which are awaiting service, reconditioning, detailing, or awaiting pick-up/drop-off after a transaction. 

The Applicant proposes to demolish an existing, 1,926-square-foot office building at the property's Providencia Avenue Frontage and to replace it with a surface parking area. The applicant proposes eight (8) parking spaces and 1,750 square feet of landscaping within this parking area, and five (5) additional parking spaces for employees in the rear of the Project Site. An existing, 3,978-square-foot commercial/industrial building, is proposed to be repurposed for vehicle servicing, and a 416-square-foot canopy structure is proposed to be constructed towards the center of the property. In addition, the applicant proposes to repave portions of the existing paving within the queuing, circulation, and staging areas, and to install an additional, approximately 5,000-square-foot landscaped area, to provide a buffer from the neighboring residential neighborhood to the south. A new infiltration basin will be created in the southeast corner of the Project Site for drianage. The proposed grading work involves 200 cubic yards of cut and 500 cubic yards of fill. The 1.40-acre property is composed of two APNs which will be merged through the Lot Line Adjustment process if the Project is approved by the Planning Commission on January 8, 2024. No Decision will be made at the community meeting.
