The proposed project includes the construction of a five-story, mixed-use residential/commercial building with 144 rental units, 1,058 square feet of ground-floor commercial space, and 181 parking spaces.

3201 W. Olive Ave. Burbank, CA 91505 (The Project site is bounded by West Alameda Avenue, North Lima Street and West Olive Avenue. The Project site currently consist of multiple addresses.)
  • A proposed SB 35 application: pursuant to Government Code Section 65913.4, Project Applicant proposes a new five-story mixed-use development with 144 rental units, 1,058 square feet of ground-floor retail space, 181 subterranean-level vehicle parking spaces and 45 bicycle parking spaces. There would also be a proposed publicly accessible open space area (Bob Hope Park) located on the east portion of the Project site. The Project Applicant requests also to use the State's Density Bonus Law that allows for increased residential density, incentive/concession, waivers, and parking standard. The proposed affordable housing project would set aside 15 very low-income, deed-restricted units for a minimum 55 years.
  • The SB NOI application is scheduled for the August 23, 2022 City Council meeting for City Council consideration of site eligibility requirements as noted in Government Code Section 65913.4, subsections (a)(2)(A-C) in accordance with Burbank Municipal Code Section 10-1-19302(A)(3).
  • As of June 24, 2022, the SB 35 NOI application has been routed to other City Departments for review. Staff is also currently undertaking the tribal consultation process as outlined in Government Code Section 65913.4(b).
  • An NOI Completeness Letter was issued by the City on April 20, 2023.
  • On July 3, 2023, the City received a formal SB 35 application submittal for a Streamlined Ministerial Design Review, pursuant to Government Code Section 65913.4. 
  • On September 1, 2023, City responded to Applicant regarding status of SB 35 Application and Objective Standards Compliance Review.
  • On October 17, 2023, Applicant resubmitted the Project for review.
  • On December 15, 2023, City responded to Applicant regarding status of SB 35 Application and Objective Standards Compliance Review.
  • On January 11, 2024, Applicant resubmitted the Project for review.
  • The Project is scheduled for a City Council public hearing on February 27, 2024.
